FAQ

Answers to common questions about commercial paving projects, parking lot construction, ADA compliance, and what to expect when working with Baldwin Paving.

How do you minimize business downtime during a commercial paving project?

We phase work around your operating hours, scheduling crews for nights, weekends, or low-traffic periods when possible. Before mobilizing, our project managers work directly with your team to map out a sequencing plan that keeps your business accessible throughout construction. Proper planning upfront eliminates the last-minute scrambling that causes unnecessary disruption—and we've been doing this long enough to anticipate the problems before they happen.

What is the standard thickness for a commercial asphalt parking lot?

Most commercial parking lots are built with a total asphalt thickness of 3 to 4 inches over a properly prepared aggregate base. However, the right specification depends on the expected traffic load. Standard passenger vehicle lots differ significantly from lots designed for delivery trucks, heavy equipment, or distribution centers. Baldwin Paving engineers each project to the appropriate thickness and base depth for your specific use case—not a one-size-fits-all spec.

How do you handle ADA compliance and striping for Atlanta businesses?

ADA compliance is built into our project planning from the start, not added as an afterthought. Our teams ensure proper slope, cross-slope, and surface requirements are met for accessible routes and parking spaces. Striping is completed in accordance with current ADA standards, including the correct number of accessible spaces based on lot size. Getting this right during construction is far less costly than correcting it after the fact.

Why is a solid sub-base critical for heavy-duty commercial traffic?

Asphalt is only as strong as what's beneath it. A properly engineered sub-base distributes vehicle traffic loads across a wider area, preventing the surface from deflecting and cracking under pressure. For commercial applications with heavy truck traffic—such as distribution centers and retail delivery areas—the sub-base specification is just as important as the asphalt itself. Cutting corners on base preparation is the most common reason commercial lots fail prematurely.

What are the signs that my commercial lot needs a full replacement?

Resurfacing can address surface-level cracking and wear, but full replacement becomes necessary when damage has penetrated to the base layer. Signs include alligator cracking across large areas, significant rutting, potholes that keep returning after repair, and visible base failure. If water has compromised the sub-base, no amount of surface work will provide a lasting fix. Baldwin Paving can assess your lot and give you an honest recommendation—resurfacing when it makes sense, replacement when it's necessary.

Do you provide long-term maintenance plans for retail centers or other large projects?

Protecting your paving investment starts with a maintenance plan. Regular sealcoating, crack filling, and periodic resurfacing dramatically extend the life of your asphalt and reduce the long-term cost of ownership. Baldwin Paving works with property managers and owners to develop maintenance schedules tailored to their property's traffic levels and budget. Staying ahead of deterioration is always less expensive than waiting until full replacement becomes unavoidable.
